Impairment reviews of real property support for instance the identification and recognition of hidden reserves and, if applicable, hidden losses in the context of company law-governed restructurings. Furthermore, real property valuations are also required for company reporting purposes such as the annual impairment testing under German GAAP (HGB) and IFRS.
IVC Independent Valuation & Consulting has ample experience with real property valuations. We perform real estate valuations under consideration especially of the regulations of the “Wertermittlungsverordnung” (Value ordinance, WertV) which govern fair value determination of real estate in Germany. Our expertise also includes real property valuations for IFRS purposes in cases such as purchase price allocations and impairment tests. Furthermore, real estate valuation issues are often relevant in the context of IFRS first-time adoption. Thereby we focus in particular on the regulations of IAS 16: Property, Plant and Equipment and IAS 40: Investment Property.
Beside the real property valuations themselves we further assist you with project management of the entire real estate purchase or sale process as well as with your investment in contracting or real estate businesses. Thus we perform, for example, detailed Due Diligence analyses or assess the profitability of an investment in contracting or real estate businesses by means of respective valuations.
